Vacation Rental Registration

As specified in Town Ordinance 19-04, Vacation Rentals in the Town of Cutler Bay must be registered with the Town and follow specific operation regulations.

What is considered a vacation rental?

A vacation rental is any unit or group of units in a condominium or cooperative or any individually or collectively owned single-family, two-family, three-family, or four-family house or dwelling unit that is rented to guests more than three times in a calendar year for periods of less than 30 days or one calendar month, whichever is less, or which is advertised or held out to the public as a place regularly rented to guests, but that is not a timeshare project.

Vacation rental registration and operation requirements

Complete requirements for registration and operation of a Vacation Rental may be found in Section 3-179.1 of the Town's Land Development Regulations and outlined on the Vacation Rental Registration Application. The application also includes a checklist of external approvals required by the Town before a Certificate of Registration can be issued.

How do I register my vacation rental?

To register your vacation rental, you must complete the Vacation Rental Registration Application linked below and submit it to the Community Development Department (planninginfo@cutlerbay-fl.gov or mail to 10720 Caribbean Blvd., Suite 105, Cutler Bay, FL 33189). The application provides additional details on the regulations, a checklist in order to complete the process and 

As a note, the Regulations provide that all registrations expire on September 30. There is no partial credit given on the registration fee for registering for only a portion of the year.

How much is the registration fee?

The initial fee to register your vacation rental property is $250. All registrations expire on September 30 of each year. The annual renewal fee is $110.

What do I do after my rental is approved?

Once registration is complete, applicants will be issued two placards by the Community Development Department:

1. Vacation Rental Certificate of Registration: this placard provides the Rental Registration Number and 24/7 contact information for the Rental Agent. This cetificate must be placed in the window or door facing out to the street.
2. Vacation Rental Regulations: the second placard is to be placed inside of the rental unit and outlines the limitations on Vacation Rentals that operators of Rentals are required to post to inform Renters of the Town's rules. This information is provided to ensure Renters receive consistent information on use limitations at every licensed property in the Town.
