The Community Development Department is comprised of the Planning & Zoning Division, Building Division, and Code Enforcement Division.
Planning and Zoning
The Planning & Zoning Division is responsible for proactively planning and facilitating quality development and redevelopment, ensuring the high quality of the built environment and enforcing compliance with land development regulations in our Town.
The Planning & Zoning Division provides zoning plan review, zoning information and interpretations, considers administrative adjustments, and assists in analysis and preparation of recommendations to the Town Council on public hearing items for zoning variance and district change requests.
Cutler Bay follows the Cutler Bay Growth Management Plan. The Comprehensive Plan (Growth Management Plan) is the ultimate regulatory authority governing all land development activities within Cutler Bay -- either existing or occurring in the future. The Comprehensive Plan is divided into two components: 1) Goals, Objectives and Policies and 2) Data, Inventory and Analysis Reports. The background data and conclusions are used as the foundation for developing the goals, objectives and policies on various aspects of land development and growth in Cutler Bay, including future land use, transportation, housing, infrastructure, recreation and open space, and capital improvements. Upon adoption, the Comprehensive Plan will provide the overall policy framework from which zoning and other land development regulations can be developed. The Plan, together with the Zoning Code, will ensure that the development patterns for future land uses within Cutler Bay match the community vision and quality-of-life expectations of its residents.
